Limassol is experiencing a new wave of high-rise developments along its coastal front, signaling continued market demand for premium real estate. Despite the end of the citizenship-by-investment program, developers are moving forward with several large-scale projects that integrate luxury residential units with significant office space, addressing a local need for modern corporate facilities.

Key developments are concentrated along the coastal area near Neapolis, within the administrative boundaries of the Limassol and Amathounta municipalities. Four major projects are currently in various stages of implementation, with completion expected by the end of 2028. These include the Aura, which is planned to be the tallest building in Cyprus; the SeaMark, where construction is underway; the Totalserve project; and the C View tower, which is nearing its groundbreaking phase.

The Aura project, located at the site of the former ERA Olympia department store, is being developed by Property Gallery. While final details are pending, previous planning permits indicated a 44-story tower reaching 181.5 meters. The project includes a government-approved arrangement to utilize underground space beneath Andreas Zaimis Street to unify the development’s basement levels, accompanied by a 214,000 euro compensatory payment for public and private parking.

The SeaMark project, led by CoolSide Development, is a 21-level commercial and office tower featuring shared amenities such as meeting rooms, a gym, and a roof garden. Meanwhile, a project on the former Pavemar hotel site, led by P.G. Economides Properties, has received environmental approval for an 18-story, 87-meter building primarily designated for office and commercial use. Additionally, the C View Tower, promoted by the Elhadi Group, has secured necessary permits for a 15-story business tower.

Near the Limassol Public Garden, the Marfields Group is advancing The Residences at The St. Regis Limassol. Following an agreement with Marriott International, the project is set to feature three towers of 25, 21, and 17 stories, comprising 250 residences and office space, with completion targeted for 2031.

Other notable developments include the ongoing Limassol Blu Marine project by the Leptos Group on Aktaia Odos, and the planned redevelopment of the former KEAN factory by bbf. Panos Hatzichristofis of Ask Wire noted that high-rise projects accounted for approximately two-thirds of the value of real estate sales exceeding 1 million euros in Limassol during 2024 and 2025. He attributed the current market trend to a shift toward mixed-use developments, which mitigate risk by combining residential and office components to meet the needs of professionals living and working in the city long-term.
